Has your house been on the market for over 90 days?  Do you find yourself wondering why your house isn't selling?  The main reasons real estate sales goes stagnant are pretty simple.  This series will discuss some of the most common reasons homes do not sell.

In this installment, we will discuss another common reason homes in the Fort Hood Area Association of Realtors (FHAAR) Multiple Listing Service (MLS) do not sell:  Your home does not show well!  In the Central Texas real estate market, your home is competing against a large number of shiny new houses.  New homes are available in several new subdivisions in Nolanville, Harker Heights, Killeen, Copperas Cove, Kempner, and Lampasas.  The fact is, you can find a brand new home in any of these areas in almost all price ranges.  The good news is, there are some simple things you can do to help your home stand out, even among all the new ones. 

In most cases, much of what can be done are simple cosmetic repairs that are easy to do and relatively inexpensive: a new coat of paint, a few attractive window boxes, a thorough cleaning of floors and carpets.  These minor fix-ups, combined with the proper pricing, as discussed in Part One of this series are your best weapons in the battle against the new housing boom.  A good real estate agent can advise you on where your time and money are best spent.
